When Should You Get a Mold Inspection?

If mold is clearly visible is present, air quality testing may not be strictly necessary to confirm a problem — but it is always recommended for documentation and to understand the full extent of contamination.

Musty

A persistent musty smell — especially in basements, bathrooms, or after a water event — is one of the earliest signs of active mould growth.

After Water Damage or a Leak

Air Quality Testing (AQT)

Most Common

A calibrated air pump draws a precise 75-litre air sample through a filter, capturing airborne mould spores for lab analysis. Results identify the genera present, spore counts, and whether indoor levels are elevated compared to outdoor baselines.

ERMI Testing

Most Comprehensive

Environmental Relative Moldiness Index (ERMI) testing is one of the most advanced and accurate mould assessment methods available. Dust and mould samples are collected from carpets using a specialized vacuum and filter system, then sent to the lab for a comprehensive DNA-based analysis of 36 mould species.
